MTA Chartered Architects were appointed by Clyst Haven to prepare an Outline Design & Feasibility Study for the creation of new small business ‘incubator units’ on the redundant small holding known as Hill Pond Farm, which lies on the south west perimeter of the Hill Barton Business Park, Clyst St Mary, Exeter.

 

Following the positive feedback including a pre-application planning submission to Exeter City Council the proposals have been developed further into a successful planning application approval.

 

The layout, form & scale of the proposed development is a direct response to the site’s topography and location. The natural contoured sloping site determined that the layout would be fragmented and terraced as a series of connected units that sit low in the landscape, akin to a campus development. The natural bowl formation around the pond which sits right of centre to the site was used to generate an organic plan form of several of the connected units. The levels around the pond offer an opportunity for a 2-storey element providing a variety of unit sizes essential for small enterprise growth and development.
